Here is a shot of an spray foam insulated roof line on one of my client's houses. Now it is semi conditioned storage space that is not subject to extreme temperatures.

The Answer- Spray Foam Insulation.

We choose several years ago to abandon all other types on insulation in most cases and just use spray foam insulation for very reasons stated in the question. Most insulation just insulates, however if it does not have an effective air seal it is useless. Spray foam insulation (We use Icynene) insulates, air seals and it maintains it’s composition over time which is what you need to keep a consistent R-Value.

We are the only EarthCraft Builder, Renovator and Home Performance contractor that uses Icynene as the standard insulation on all of our projects in the Atlanta area. PS- Our clients do not mind since the extra cost is far outweighed by the additional comfort and energy savings. Oh- I forgot to mention that most of our clients are eligible for up to 1900 in rebates from GA Power and tax credit of up to 1500 from the Feds on their tax returns.  So the cost is not even noticed then.

As a Home Performance contractor you can imagine the grief that I get when my own house falls short of performing correctly.   I have reduced the leakage in my house by over 200%, but since it started out leaky there are still small areas that I still am working on over time in between servicing my paying clients.

I have replaced my furnace with a variable speed 96% efficient one.  I have replaced the majority of my windows will Energy Star replacement windows.  I have used spray foam insulation in the majority of my open areas to insulate and keep my family warmer.  Over all the house is great and is a least 2x’s as efficient as most houses that are the same age.  However, with all this I still did not address the smaller items such as caulking around the windows and around the doors.

The black around the window is an indication of a drop in temperature. Since we took this on a cold day, the cold air from the outside can be seen leaking into the house via the window.

I brought out our Home Performance team to take a look at one of the rooms that did not seem to be as comfortable as the rest of the them.  The IR photo showed that even though the roof line and the basement we air sealed, that the gap around the 40 year old window frame still need to be addressed.

The solution was to either just caulk around the trim to stop some of the air movement, or to insulate around the window frame.  I chose to insulate around the window frame since I had the tools to do so, but this can be a do it your self project also.

  1. I broke the caulk seal with a utility knife around all of the trim and the wall.  This helps protect the Sheetrock from getting pulled off when the trim comes off.
  2. Using a mini breaker bar, I carefully removed the trim off of the casing.
  3. I used some minimal expanding foam designed for windows and doors to seal between the window frame and the framing on the house.
  4. One the foam cured, I trimmed back any excess foam and reinstalled the trim with the original nails that I have pushed back through so they could be reset.
  5. Now all I have to do it a little caulking a touch up of the trim.  Since I took extra precaution in order not to damage the walls, I will not have to paint the walls at all now.

Note: If you have high energy bills or very uncomfortable rooms, this is probably just a “drop on the bucket” compared to some more advanced performance measure such and whole house air sealing and insulation upgrades.

One of the presentations that I give at conventions  has a green case study in it and lists the Hoots Group Top 10 things to consider while greenovating. Whether you are building or renovating this list is a good start towards creating a green house.

10.) Low VOC/ HAPS free finishes. By using products that do not have harmful off gassing, you are able to preserve the indoor air quality.

9.) Solar Thermal. One of the most efficient ways to heat your water is by the sun. In Atlanta you can have up to 85% of your water heated by the sun.

8.) Upgrade insulation. By using spray foam insulation you can decrease your heating and cooling bills up to 50%.

7.) Water conservation. We are currently in a level IV drought in Atlanta. There are many ways to cut back on water consumption. Low flow toilets, facets and shower heads are a great start.

6.) High efficiency HVAC. When you upgrade to a high efficiency HVAC not only do you save on your utility bills, but you also are more comfortable because they tend to be of better quality.

5.) Jobsite Management. Good management is a must on a green jobsite. The principles of Reduse, ReUse and Recycle are possible only with good jobsite management.

4.) Jobsite recycling. By recycling on the jobsite, The Hoots Group is able to divert up to 90% of the waste from the landfill. Some of the waste can be reused on the site as erosion control.

3.) Advanced framing. This type of framing uses less wood and allows for space for insulation. The extra insulation increases the R-Value for the house while decreasing energy bills.

2.) Site orientation. By keeping the house out of direct sunlight you are able to decrease the heating and cooling loads on the house and keep the occupants of the house more comfortable.

1.) Enforce the Energy Code. Most contractors like to brag that they found a way around the code. By just meeting the code you received a D-. Not only should you aspire to obey the code, but exceeding the code gives you a better structure that will last longer.
